The Sims Freeplay-Guide to Sim Springs: Sandy Suburbs
Early Access to Beta Provided by EA/ Firemonkeys (Presented by EA GameChangers)
Sim Springs is a new location event (available from 15th June with the Coastal Living update ) the aim of this event is to complete daily tasks to renovate house lots in the new neighbourhood. There is no rush to begin this, it will be available in the future when you are ready to start.
In this post I will explain the first neighbourhood Sandy Suburbs, this is the only one currently available but there are plans to add new neighbourhoods in future updates.
GLITCH: there are so many glitches in this update including the game crashing when you try to visit another Sandy Suburbs lot, most players are having this issue and the makers are working on a fix.

In Sandy Suburbs there are four house lots that need some TLC:
Tumbleweed Terrace
Dusty dwelling, arid apartments, wellspring library.
Click on the links above to see the daily tasks and prizes for that lot
3 of the lots are house lots and the final lot, Wellspring Library is a community lot which once unlocked can still be customised like a normal house lot but your sims cannot live in them. You will also be able to place any item from the living room section of buy mode in the community lot for free!
The lots need to be renovated in the order listed above, you cannot do up more than one lot at a time and the next won’t unlock until the previous one has been completed. The time limit to complete a house is 10 days (14 days for community lot) with tasks to complete each day in Sim Springs, similar to Downtown Developer Events if you don’t complete in the time limit you will have to pay to be able to move on but there are prizes available, the grand prize contains a house template that can be placed in Sim Springs or Simtown.
Once you are at level 20 or above you will be able to find the bus stop near the Science Lab in Simtown, click on this to go to Sim Springs:
When you first visit you will see this pop up:
Click start and a tutorial will begin:
- Visit the Sim Springs home lot (click on the pulsing house in Sim Springs)
- Talk to Johnny Zest- 30 seconds (he will be at this house lot, bring a sim here to talk to him)
- Listen to Johnny Zest’s plan- 30 seconds
- Agree to Johnny Zest’s scheme- 30 seconds
- View Sandy Suburbs (tap on the button the town navigation menu to see all of Sandy Suburbs in Sim Springs):
- View the neighbourhood overview (click on the button in the top left corner):
This screen shows you all the lots and your progress in completing them
- Go to Tumbleweed Terrace (this is the house lot we were first at, click on the go to button on the neighbourhood overview):
Tumbleweed Terrace is the first house lot we will need to do up in this event
- View the renovation plan (click on the button in the top left corner):
The second tab is the renovation plan and it shows the tasks you need to complete and the prizes available for completing
- View daily tasks (click on the button in the top left corner and scroll down to view the tasks):
Your aim is to complete the daily tasks in 24 hours, keep reading to see all the daily tasks
- View development deadlines
There are padlocks separating:
- Day 1 and 2 (meaning you have 48 hours to complete all tasks)
- Day 3, 4 and 5 (meaning you have 72 hours to complete all tasks)
- Day 6, 7, 8, 9 and 10 (complete all tasks within 5 days)
If you don’t complete a section in time you will have to purchase a ‘deadline extension’ which means you will have to pay to be able to progress, the more days you are behind the more expensive it will be to progress but the timer doesn’t restart until you have purchased to move on. This is very similar to how the Downtown Developer Events work:

For Day 8, 9 and 10 it works a little different, if you complete each of these days tasks within 24 hours you will earn an extra prize once you complete the event:
The Zest Zone differs for each house lot:
- Tumbleweed Terrace- Day’s 8, 9 and 10
- Dusty Dwelling- Day’s 7, 8, 9 and 10
- Arid Apartments- Day’s 6, 7, 8, 9 and 10
- Wellspring Library- Day’s 9, 10, 11, 12, 13 and 14
- View leftover tasks:
Each set of daily tasks has a 24 hour timer (you have 24 hours to complete them) If you don’t manage to complete all tasks for one day these will still be available for you to complete the next day as ‘leftover tasks’ these can be found below your daily tasks and must be completed before you can progress past the deadline. For example, if you fall behind on day 1 you will see day 2 tasks as your daily tasks and the tasks left from day 1 as leftover tasks, if you complete all of day 2 tasks but leave the day 1 tasks you will not be able to progress but if you complete all the leftover tasks and daily tasks before that 24 hours is up you will be able to progress to day 3 without paying for a deadline extension:
- Start the renovation plan- 30 seconds (click on Johnny Zest)
Once you have completed Start the Renovation Plan task the 24 hour timer for day 1 will begin
- Start a task at Tumbleweed Terrace (start your daily tasks)
Daily Tasks
- Daily tasks must be completed at Sim Springs
- You can only complete one task at a time, unless it is a build task (buy items etc) then you can complete at the same time as another task
- You can complete these tasks in any order
- The tasks you need to complete will have the Sim Springs symbol on them:
- More than one sim can be used for tasks that require multiple sims
- You will need to buy some items such as trees, couches and computers to be able to complete tasks in Sandy Suburbs, if you have a 3 star item at a house in Simtown you can store it in your inventory and place it in Sandy Suburbs rather than buying a new one
- Trash cannot be removed until you get the task to remove it
- If you skip using SP on tasks that require you to clear up items it will remove those items
- For tasks that require you to find items in objects if you use social points to quick complete you can find more
- For tasks that require you to spend money you can buy items and then store them, this still counts TIP: I would save building rooms/ basements etc and placing flooring and wallpaper for when you need to spend money
- For tasks that require you to place a certain number of items, if you store one of those items already in the house you will need to buy or replace it. For example, if you need to buy 6 windows and there are 3 there already but you store them all you will need to buy 6 windows rather than buying 3 more
- Investment tasks are like mastery classes in SimChase, the more you spend, the less time it takes to complete TIP: check how much it would cost to skip with SP it may be cheaper or the same cost as the investment without the wait time
- The lower the star rating, the longer a task will take to complete, I have included this in the tables below
- You are aiming to complete the daily tasks within 24 hours, if you take too long you will have to pay to move on
- For tasks that require more than 10 sims to complete at once you can spread them out throughout the houses you have unlocked in Sandy Suburbs, for example at Dusty Dwelling you need to Eat 15 Handfuls of Comfort Food from a fridge so you can have 10 sims in Dusty Dwelling and the other 5 in Tumbleweed Terrace

Once you have completed the whole 10 day event you will unlock the Tumbleweed Terrace House Template which can be placed in Simtown or Sim Springs. You don’t have to complete this event in the time limit to unlock this house. This house template is available on a standard and a premium residence under the driveway homes tab (if you build it on the Tumbleweed Terrace lot in Sim Springs you will be building the standard as that lot is 18×18) the first one is free, after this it will cost simoleons depending on how many houses you have already built:
The only difference between the standard and the premium residence is the pool on the premium:
I personally think after the amount of money spent during the event you probably have already created a house that is much better than this one but you will unlock this house template even if you don’t complete in the time limit so it is probably designed more for players who don’t like building.

Do I have to use the House Templates given during the event? No, you can keep the house you have been creating during the event but there is always the option to demolish that house and replace it with the template

You don’t have to complete this event in the time limit to unlock this house. This house template is available on a standard and a premium residence under the driveway homes tab (if you build it on the Dusty Dwelling lot in Sim Springs you will be building the standard as that lot is 18×18) the first one is free, after this it will cost simoleons depending on how many houses you have already built:
The house is very different on the standard and premium residence, the premium is much bigger with a pool in the middle:
This house is a lot better than Tumbleweed Terrace, it isn’t just full of the cheapest items

Once you have completed the whole 10 day event you will unlock the Arid Apartments House Template which can be placed in Simtown or Sim Springs. You don’t have to complete this event in the time limit to unlock this house. This house template is available on a standard and a premium residence under the driveway homes tab (if you build it on the Arid Apartments lot in Sim Springs you will be building the standard as that lot is 18×18) the first one is free, after this it will cost simoleons depending on how many houses you have already built:
The only difference between the standard and the premium is the back of the lot, the premium has a coffee shop and a road layout:
I really like this house template, the ground floor is a bookshop with a separate door for residences to access their apartments on the second, third and fourth floors. There is also a basement with washers so they can do their laundry:

Once you complete Arid Apartments you will get a few more tutorial tasks to explain this community lot:
- Ask about the Lot- 30 seconds (send a sim to Wellspring Library to talk to Johnny Zest)
- View the Council Contribution Category- click on buy mode
This final lot is a community lot so your sims cannot live here but they can visit, building works the same as a normal lot but one category in buy mode will be FREE, at Wellspring Library this is the living room section
You can see the living room section while at the library is flashing yellow and says FREE
- Place a Council Contributed Object (place any item from the living room section while at the library)
FREE objects are community owned so they cannot be stored or moved to another house, if you have an item in your inventory you would like to use in this build you can place it but if you go to a different house the version you purchased will still be in your inventory
- Start a renovation plan task (you can now start the 14 day timer for Wellspring Library or wait the 7 days for it to start automatically:
The timer for Wellspring Library is 14 days rather than 10 days like the other 3 lots

If you build it in Sim Springs it will on the community lot so your sims cannot live there but if you build in Simtown your sims will be able to live at the library as it will be a normal house lot:

NOTE: you will not be able to complete Neighbourhood tasks until you have completed all 4 lots

The prizes you can earn are:
- Ghost Town- Apathetic (Sim Springs Happiness Level) Grass Seedlings and Pink Saplings (both visual changes to Sandy Suburbs) hairstyle and outfit for female adult sims
- Adequate- Small Trees and Grass Seedlings (visual changes to Sandy Suburbs) and S1,000
- Amazing- Gravel Roads and Small Trees (visual changes to Sandy Suburbs) Sims will use Study Desks autonomously (on their own) S1,500 and 1LP
- Dazzling- Neighbourhood Light Poles, Grass Seedlings and Small Trees (visual changes to Sandy Suburbs) Sims will use Computers autonomously (on their own) S2,000 and 1SP
- Ultimate- Neighbourhood Landmark, Improved Roads and Neighbourhood Footpaths (visual changes to Sandy Suburbs) Sims will Read Books autonomously (on their own) S8,000, 2LP, 2SP and 1 Mystery Key

Once you complete all the tasks listed you will level up to the next ranking. There is no time limit to complete these tasks.
- View Sim Springs Happiness
At the top of the overview there are smiley faces, when you complete a certain amount of neighbourhood tasks your happiness level will increase and you unlock more prizes
NOTE: this is the happiness level for the whole of Sim Springs, completing just the first neighbourhood (Sandy Suburbs) will not complete any happiness milestone, you will need to wait for future Sim Springs event to unlock these
- View a Sim Springs Happiness Prize (click on the magnifying glass)
You will need to complete a certain amount of Neighbourhood tasks to level up the Sim Springs Happiness:
- Content- 55 Neighbourhood Tasks
- Optimistic- 105 Neighbourhood Tasks
- Exuberant- 175 Neighbourhood Tasks
- Sim-sational- 250 Neighbourhood Tasks
Once you reach these milestones you will earn prizes:
- Content- Improved Highway and Birds in Sim Springs (visual changes to Sim Springs) S5,000 and 1 Mystery Key
- Optimistic- More Birds in Sim Springs and Basic Canal (visual changes to Sim Springs) S10,000, 10LP and 1 Mystery Key
- Exuberant- More Birds in Sim Springs and Completed Canal (visual changes to Sim Springs) S20,000, 10SP and 1 Mystery Key
- Sim-sational- Sim Limit Increased by 1, More Birds in Sim Springs, Large Trees and Durable Roads (visual changes to Sim Springs) S30,000, 15LP, 15SP, 3 Mystery Keys, 4 hairstyles, 4 outfits and 4 shoes for female adult sims
- Start a Neighbourhood Task
Sandy Suburbs Tasks:
Buying Boosts
You can spend real money to help you complete these events, there are 2 options:
Budget Toolbox (this is for the lot you are currently completing only):
- 50% Lower Time Requirements
- 50% Less Sims Required
- 30% Cheaper ‘Skip Wait’ (skip to start the next day early cost)
- The 1 hour daily task auto completed (probably Check in with Johnny)
Jumbo Toolbox (this is for all 4 lots in Sandy Suburbs from when you purchase it):
- The missed day penalties are 20% cheaper
- One colour variant of Johnny Zest’s suit for male adult sims in wardrobe and create a sim (top, pants, shoes, and his glasses)
With the Jumbo Toolbox you also get benefits to help you complete the Neighbourhood Tasks for Sandy Suburbs too:
- 15% Less Sims Required for Neighbourhood Tasks
- 15% Off Lot Event Spend Goals for Neighbourhood Tasks
Frequently Asked Questions
How do I get to Sim Springs? You can find the bus stop near the Science Lab, click on this to get to Sim Springs:
Why can’t I start this event? You need to be at level 20 or above to be able to begin this. This event is very expensive so it is best to start it when you have completed everything else in the game so you can afford it.
Do I have to start it straight away? No, there is no rush to begin but once you do complete the tutorial the 10 day time limit will begin.
What is the difference between house lots and community lots? Sims cannot live in community lots. You will also be able to place all items from one section of buy mode in the community lot for free, in Sandy Suburbs this is the living room section.
What happens if I don’t complete in time? You can still complete this event even if you don’t complete in the 10 day time limit to get the Grand Prize house template, you just won’t get the Zesty Prizes and you may have to pay ‘deadline extensions’ if you fall behind.
I don’t understand the Zest Zone? Day 8, 9 and 10 are the Zest Zone and you will earn an extra prize at the end of the event if you manage to complete day’s 8, 9 and 10 in 24 hours each (you don’t have to complete all 3 days in 24 hours, you have 24 hours for day 8, then 24 hours for day 9 etc)
What are Mystery Keys? Mystery Keys are usually earned from completing weekly tasks, they can then be spent in the Mystery Box Shop to unlock prizes, read this post for more information
How do I go back to Simtown? You can use the bus stop in Sim Springs or use the buttons at the bottom like you normally would to navigate around town.
I’ve completed everything, why hasn’t my Sim Springs Happiness level increased? This is the happiness level for the whole of Sim Springs, completing just the first neighbourhood (Sandy Suburbs) will not complete any happiness milestone, you will need to wait for future Sim Springs event to unlock these

You will need to place a plant from the trees, plants and flowers section of buy mode. I used the barrelled flowers which cost S500.
Hello, i have a question about the tree saplings and the grass prizes that i get from sandy suburbs. Is there a way for me to access them to apply them, or do they happen automatically?
They are added automatically.
I have finished the 4 lots in Sandy Suburbs. I can’t seem to get the neighborhood update to work. Do I have to wait for the next neighborhood to proceed with this?
I’m not sure what you mean by neighbourhood update? Sandy Suburbs is the only one currently available.
I have a major emergency! I am a Fire User currently working on Wellspring Library Day 8. This morning I started tasks but unfortunately will be unable to finish! Mirrors have disappeared from all my Sims houses, inventory, and the Promotions R US store. How can I admit past mistakes from a mirror when all my mirrors are gone and you can’t purchase any because they are not showing up. I am not willing to spend anymore real money to buy points to complete this task, I spent too much working around previous bugs in SIM Springs. EA ignores Fire users Support Requests and never once have I been compensated for lost time. I emailed them asking for 168 points to skip the bugged task, but so far, all I have gotten is a auto generated email! It would be nice if they would at least post an acknowledgement of the issue on social media to assure me and others that we will get something for our lost time and progress towards the Extra Zesty Prize!

When will a new update include additional Sims Springs events?
Sim Springs events take a long time to make so it will be added when they have finished it.
If you have free items still not on inventory (the items that you get free as a reward from other quests), you can use that to tasks that needs to spend simoleons, so you dont have to actually spend anything.
How are we expected to finish some of these quest with more than eight hours out of twenty-four consisting of eleven people and only ten can be a the house at a time. And on top of that the rest of the task have to be done as well. We are not up for 24hrs straight. Even when I do the longer quests at night, sometimes it doesn’t meet the time limit. Its a little frustrating knowing that I decided to put my self first and because of it, I had lost money to pay for the pricey extensions. Its slightly hard to make to make enough money, even with the prizes because most of your sims is always busy finishing another quest whether it has a time limit or not and aren’t available to work. Unlike the VIPs, I am broke, I can’t afford the special quirks they get. I really love and enjoy this game so much, but some of the things in the game will have you trying to work like a celebrity who has at least ten schedules within twelve hours and five more for the next twelve with absolutely no breaks between them.
I agree with you about a lot of these quests and events being very hard to complete in time when you have a life! But once you have finished the first house you can have sims in both houses completing these tasks so you can have 11 sims completing it at once, 10 in one house and 1 in the other house.
Im sorry if you have answered this already. However I was wondering if this side of town (sim springs) offers premium lots? Im about to start the arid apartments and to get the premium lots I’ve been building on sim town and building up the lots that were given to us in sim springs.This is weird to me because I want to utilize sim springs and also Im running out of premium lots Im sim town.
Unfortunately the premium house lots can only be built in simtown.

i am way past level 20, however there isn’t a bus stop in sim town to take me to sim springs. I’m not sure why this is but if someone could tell me I’d be grateful as i really want to complete this! I would have thought there’d be an update but i can’t see anything.
Can you find out which version of the app your device is running? It may be that your device no longer gets updates of the game so this won’t be available unfortunately.
Is there a way to get the community lots buildings if you’ve missed the deadline?
For the Sandy Suburbs event you get the community lot even if you don’t complete the event in time, you just have to complete it.

If we demolish the lots we have and build the free buildings that we received after finishing a lot, would it complete the neighborhood tasks where you have to place a certain amount of beds, dining tables, libraries, etc.?
It won’t complete it as there isn’t enough items in those houses but it will add to the total you need.
I have had 7 people at the library overnite to finish one if the tasks. 3 times now I get up in the morning & they are all back home & the task is not finished. I have contacted support & they helped the first time, but get no response any longer. Its so frustrating
What device are you playing on?
If I use Living Room items from my inventory at the community lot does that mean I can’t get them back for other properties?
If you go to a different house the version you purchased will still be in your inventory
I m currently on day 3 wellspring library. The Free section in home store is great. But i want to confirm that if i place the free items now in the lot, would i be able to to access them / sell them after the event ends? Would they be mine or snot sellable?
If you place free items on this lot then you can’t sell them once the event ends, when you store them they will be deleted.
Are you using an adult sim for this?
I have accidentally started this when im still busy with other quests and progression. How do i cancel?
Unfortunately you cannot cancel this but you can just leave it for now, you will probably have to pay a penalty to move on when you are ready to start it and miss out on some prizes but it will still be there when you are ready to complete it.
Where can I build premium lots? And is there more than 4 lots in tumbleweed Terrance once complete? And Thank you so much for all you do. I’ve been using your posts since I played as a kid nearly a decade ago and they’ve helped so so much. We appreciate your work!
Premium lots can be built in simtown (they are the lots with the yellow house symbol on them that look larger than normal sized lots) There are only 4 lots in sandy suburbs in total but there are now two other sim springs events with 4 more lots in each You’re welcome and that’s great, I’m glad they have helped!
Sorry I have to repeat my comment because I did not enter my email so I can get notified. In your personal preference, is it ok to build the reward template house in the simstown or in the simspring..? I notice lots in the simsprings are standard only . Thanks
Personally I would build them in sim springs because the premium versions mostly aren’t more interesting than the standard version so it is best to keep your premium lots for more exciting builds.

You will need to use a phone in sandy suburbs to talk to neighbours.
I had to go to a home lot and place a tree. They should tell you that the task has to be completed at a home lot and not the library… Thanks anyway 🙂
It can be completed at the library lot if you have a tree there.
Hi! I suspect the answer is no, but if I demolish the wellsprings library lot after I’ve ends, and rebuild something there, will I still have the free council can place anything from living room ability? (I accidentally let it eat my 5 minute lot and I want that back!)
Yes you will, building anything on this lot will give you the free living room section.
How do you get past exuberant to sim-sational in neighborhood tasks.
You need to wait to unlock the next sims springs event to increase your happiness to reach sim-sational.
Currently on sim springs library. Am I supposed to buy 19 computers and find room for them to finish on time?
yes you won’t complete on time if you don’t have all sims complete this at the same time.
Thanks. That’s really frustrating. I already have so many refrigerators, phones, bookshelves and mirrors spread throughout sandy suburbs. I may just have to pay for the extension on this one.
when the event is over do the free living room items become mine to move to another lot or sell? Or will the free items have to stay on the wellspring library lot?
These items will only be free on the library lot so you cannot store or sell them once the event is over.
On day 13, I lost the extra zesty prize of the motel. Will the template be available to purchase if I demolish the site? I missed two houses because, even though my sims finished hours before the time was up, I didn’t get to check back until after the time ran out. Those templates don’t exist in my game. I’m afraid it’s the same deal, I’ll have lost the motel because I had life and got back 1/2 hour late.
Unfortunately if you don’t complete in the time limit you won’t get the motel template as the game doesn’t count the task as completed until you return to the game.
